Toronto has thousands of licensed mortgage agents and brokers, which makes choosing one harder, not easier. In Ontario, mortgage professionals are licensed by the Financial Services Regulatory Authority of Ontario (FSRA) at three levels: Mortgage Agent Level 1, Mortgage Agent Level 2 and Mortgage Broker. All of them must work through a licensed brokerage. A Level 2 agent or a broker can arrange a wider range of mortgages, including private lending, than a Level 1 agent.
Buying in Toronto also costs more at closing than almost anywhere else in Ontario. Toronto is the only city in the province with its own municipal land transfer tax, so buyers pay it on top of the Ontario land transfer tax. First-time buyers may qualify for a rebate on both. A good broker will build these costs into your budget before you make an offer, not after.
