1. Acceptance of Terms

By accessing and using VerifiedAdvisors.ca ("the Website"), you accept and agree to be bound by the terms and provisions of this agreement. In addition, when using this Website's particular services, you shall be subject to any posted guidelines or rules applicable to such services.

These Terms of Service constitute a legally binding agreement between you and VerifiedAdvisors.ca Inc., a corporation incorporated under the laws of British Columbia, Canada ("VerifiedAdvisors.ca Inc.," "we," "our," or "us").

2. Not a Financial Advisor or Brokerage

VerifiedAdvisors.ca is strictly an online directory and verification platform.

  • We are not a financial institution, lender, mortgage brokerage, insurance provider, or financial planning firm.
  • We do not offer financial advice.
  • We do not originate loans.

Any information found on this Website is for informational purposes only. The "Verified" status of a profile indicates that the professional's licence has been independently cross-referenced with their provincial regulatory authority. It does not constitute an endorsement of their financial products or services. VerifiedAdvisors.ca Inc. operates as an advertising and directory platform for licensed mortgage professionals to display their credentials.

3. Lead Delivery and Broker Response Requirements

When a consumer submits a contact request through a broker's profile page on VerifiedAdvisors.ca, the following terms apply:

  • The consumer's contact information (name, email, phone number, and mortgage inquiry details) will be delivered directly to the broker associated with that profile.
  • The broker is required to respond to the consumer inquiry within 24 hours of receiving the lead notification from VerifiedAdvisors.ca Inc.
  • If a broker does not respond to a consumer inquiry within 24 hours, VerifiedAdvisors.ca Inc. reserves the right to refer the consumer to up to three other verified mortgage professionals in the consumer's area.
  • Broker contact information is not publicly displayed on the platform. VerifiedAdvisors.ca Inc. guards broker contact details and delivers consumer leads directly to protect both parties.

By claiming a profile on VerifiedAdvisors.ca, brokers agree to the 24-hour response requirement and acknowledge that failure to respond may result in the consumer being referred to other brokers on the platform.

4. User-Generated Content (Reviews)

You acknowledge that VerifiedAdvisors.ca Inc. acts as a passive conduit for the distribution of user-generated content.

  • User Responsibility: Users are solely responsible for the content of their reviews. Reviews must be based on genuine, first-hand experiences.
  • No Liability: VerifiedAdvisors.ca Inc. does not endorse any user-generated content and is not liable for any statements, representations, or omissions made by users in their reviews. We reserve the right, but have no obligation, to remove content that violates our policies or is deemed defamatory, offensive, or fraudulent.

5. Paid Memberships

Mortgage professionals may purchase a Premium membership at $99/month to access enhanced profile features including featured placement, lead notifications, licence monitoring, and profile analytics.

  • Premium Membership Fee: The $99/month fee provides advertising visibility, featured placement, lead notifications, licence monitoring, and profile analytics. This fee is not a commission based on the success of loan applications or financial transactions.
  • Instant Delivery: As these are digital services, the service is considered delivered immediately upon payment confirmation.

6. Refund Policy

Due to the digital nature of our services, all sales are final. Premium subscriptions may be cancelled at any time, with cancellation taking effect at the end of the current billing period. No refunds will be provided for partial months. Refunds may be granted at the sole discretion of VerifiedAdvisors.ca Inc. management only in cases of technical error such as double billing.

7. Limitation of Liability

In no event shall VerifiedAdvisors.ca Inc., its directors, officers, employees, or affiliates be liable for any indirect, incidental, special, or consequential damages arising out of the use or inability to use the Website, including but not limited to damages for loss of profits, data, or other intangibles.

8. Advisor Responsibilities

Mortgage professionals who claim profiles on VerifiedAdvisors.ca agree to:

  • Maintain valid, current licensing with their provincial regulatory body including FSRA, BCFSA, RECA, FCAA, or other applicable authority.
  • Provide accurate licence information and professional credentials.
  • Notify us immediately if their licence status changes including suspension, expiration, or revocation.
  • Comply with all applicable regulations governing their profession.
  • Not misrepresent their qualifications, services, or credentials.
  • Respond to consumer inquiries received through the platform within 24 hours of receiving lead notification from VerifiedAdvisors.ca Inc.
  • Acknowledge that failure to respond to a consumer inquiry within 24 hours may result in the lead being referred to other verified brokers in the consumer's area.

VerifiedAdvisors.ca Inc. reserves the right to remove or suspend any advisor profile that contains false or misleading information, represents an advisor with expired, suspended, or revoked licensing, violates our content policies or terms of service, receives verified complaints of misconduct, or repeatedly fails to respond to consumer leads within the required 24-hour window.

9. Intellectual Property

The VerifiedAdvisors.ca website, including all content, features, logos, and functionality, is owned by VerifiedAdvisors.ca Inc. and is protected by copyright, trademark, and other intellectual property laws.

Users may not copy, reproduce, or distribute content from the site without permission, use our trademarks, logos, or branding without authorization, scrape or data mine advisor information from the platform, or reverse engineer or attempt to extract our verification processes.

Advisors grant VerifiedAdvisors.ca Inc. a licence to display their professional information, credentials, and any content they submit including photos, descriptions, and testimonials on our platform and in marketing materials.

10. Changes to Terms of Service

We reserve the right to modify these Terms of Service at any time. Changes will be effective immediately upon posting to the website with an updated "Last Updated" date. Continued use of VerifiedAdvisors.ca after changes constitutes acceptance of the modified terms. For Premium subscribers, we will provide 30 days notice of any material changes that affect pricing or core service features.

11. Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the Province of British Columbia and the federal laws of Canada applicable therein.
